Privacy Policy

  1. About this policy

Aspire LPP works with landowners across the UK to identify sites, secure planning permission, and design and build care homes and other residential developments. We take your privacy seriously and want you to understand clearly what we do with your personal data.

This policy explains how we collect, use, share and protect personal data when you visit our website at https://aspire-lpp.co.uk/ (our “website”), contact us, receive a letter or other approach from us about your land or property, or work with us on a development. It also explains your rights.

We are the “controller” of the personal data described in this policy, which means we decide how and why it is used. We comply with the UK General Data Protection Regulation (“UK GDPR”), the Data Protection Act 2018 and the Privacy and Electronic Communications Regulations 2003 (“PECR”), each as amended, including by the Data (Use and Access) Act 2025.

    Our contact details

    • Aspire LPP, Third Floor, 45 London Road, Reigate, Surrey, RH2 9PY

    • Email: land@aspire-lpp.co.uk

    • For privacy matters, please mark your email or letter “Attention: Data Protection”.

We are not required to appoint a Data Protection Officer. Any privacy question or request can be sent to the details above.

  2. In short

    • We collect the details you give us through our website forms, by email, by phone and in person, together with land ownership information from public sources, so that we can respond to you and write to landowners whose land may be suitable for a care home development.
    • We use that information to answer enquiries, assess sites, agree and carry out option and purchase arrangements, obtain planning permission, design and build our developments, and meet our legal obligations.
    • We never sell your personal data. We share it only with people who help us deliver our work (such as solicitors, planning consultants, surveyors, IT providers and local planning authorities), and only where necessary.
    • If we have written to you and you would rather not hear from us, tell us and we will stop. We will keep a minimal note of your request so that we do not write to you again.
    • You have rights to access, correct, delete, restrict and object to our use of your data.
    • We only set non-essential cookies in line with PECR.
  3. The personal data we collect

3.1 Enquiries made through our website

Our Contact page has two forms.

Land enquiry form: your full name, email address and telephone number; the address or location of the site; its approximate size in acres; whether we have previously contacted you about the site; and anything else you choose to tell us about it. Please be aware that a site address may be your home address, in which case it is personal data about you.

General enquiry form: your full name, email address and telephone number; the type of enquiry (press, partnership or general question); and your message.

Our forms include an anti-spam measure (a hidden field that human visitors never see or fill in). It does not collect any additional personal data about you.

If you contact us by email, telephone, post, LinkedIn or in person, we keep a record of that correspondence, including notes of calls and meetings.

3.2 Landowners and property owners we write to

Where we think a site may be suitable for a care home development, we may write to the owner. For this purpose we hold your name and postal address, the address and description of the property or land, the title number and extent of the land, how it is owned (for example, whether you are a sole owner, joint owner, trustee or company director) and, where we have it, other contact details.

    3.3 Landowners we work with

If discussions progress, we may also process: identity and verification information; documents showing ownership and title; details of your property and the site, including survey results and site photographs; details of your solicitor or agent; your preferences on timing and completion; the terms of any option or purchase agreement; information supporting any contribution towards your moving costs; and records of arrangements for access to your land for surveys and assessments.

We pay your reasonable legal fees for you to take independent advice. Your solicitor acts for you and is responsible for their own use of your personal data. We will receive their details and invoices so that we can pay them.

    3.4 Information about personal circumstances

Landowners sometimes tell us about personal circumstances when explaining their position or their needs, for example age, health, bereavement, family matters, or support they would like during a move. You are never required to tell us anything of this kind. If you do, we will treat it with particular care and use it only to communicate with you appropriately, make reasonable adjustments and give you the support you ask for. Where the information is about your health (which is “special category data”), we will rely on your explicit consent. You can withdraw that consent at any time.

We do not routinely collect special category data.

    3.5 Business contacts

We hold the names, job titles, employers, business contact details and correspondence of people we deal with professionally, including solicitors, land agents, surveyors, planning, design, ecology and engineering consultants, local authority officers and elected members, care home operators, funders and investors, contractors and suppliers, journalists and prospective partners. Some of this comes from public professional profiles, such as LinkedIn.

3.6 Technical data from our website

When you visit our website our systems and hosting provider automatically record technical information, such as your IP address, browser type and version, device type, operating system, the pages you visit, the date and time of your visit and the page that referred you. Our website streams video through a content delivery network, which receives your IP address when the video loads.

  4. Where we get your personal data from

    • From you, when you use our forms, contact us, or deal with us.
    • From public sources, such as HM Land Registry (whose title registers and plans show registered owners’ names and addresses), Companies House, Ordnance Survey and other mapping, and local planning authority registers.
    • From people acting for you, such as your solicitor, agent, accountant, attorney or a family member.
    • From your browser or device, through server logs and cookies.

Where we obtain your personal data from a source other than you, we will tell you who we are, why we hold your data and where it came from. We do this in our first letter or communication to you.

  5. Cookies and similar technologies

Under PECR (as amended by the Data (Use and Access) Act 2025):

    • Strictly necessary cookies (for example, those that keep the website secure or make our forms work) do not need consent.
    • Certain low-risk cookies (those used for limited statistical or analytics purposes to improve our website, to adapt how the website appears to you, or for emergency assistance) can be used without consent, provided we give you clear information and a simple, free way to object.
    • All other cookies, including any advertising or cross-site tracking cookies, need your prior consent.

We set only strictly necessary cookies when you arrive. We will not set any non-essential cookie, including analytics, without first giving you the choice through our cookie banner or settings. We do not use advertising cookies without your consent. You can change or withdraw your choices at any time through our cookie settings.

You can also block or delete cookies in your browser settings. Blocking strictly necessary cookies may stop parts of the website from working properly.

Our website streams video through a third-party content delivery network, and links to our LinkedIn page. These providers may collect technical data, and sometimes set their own cookies, under their own privacy policies.

  6. Complaints

If you are unhappy with how we have used your personal data, please tell us first so that we can put things right. Write to us at land@aspire-lpp.co.uk or at our address, marked “Attention: Data Protection”, and describe your concern. We will acknowledge your complaint within 30 days, investigate it without undue delay, keep you informed of progress and tell you the outcome.

You also have the right to complain to the Information Commissioner’s Office (ICO), the UK data protection regulator.

  7. Links to other websites

Our website links to other sites, including our LinkedIn page. We are not responsible for the privacy practices or content of other websites. We recommend that you read the privacy policy of any site you visit.

  8. Changes to this policy

We may update this policy from time to time, for example to reflect changes in the law, our services or the technology we use. If we make a significant change that affects how we use your data, we will take reasonable steps to tell you, for example by a notice on our website or by contacting you directly. This policy was last updated in October 2026.
