  • Is there any cost or commitment if I decide not to go ahead?

No. Talking to us is free, confidential and carries no obligation. Nothing is binding until an option agreement is signed.

  • If I agree a purchase, can we agree a completion date that suits me?

Yes. We aim to agree a timescale that works for you wherever possible.

  • Can I stay in my home until the sale completes?

Yes. Nothing changes for you until we buy the land, which only happens once planning is granted. When the time comes, we can help with your move - including up to £2,000 towards your moving costs.

  • Do I need my own solicitor, and who pays for them?

Yes - you’ll have your own independent solicitor to advise you. We cover your legal fees.

  • What happens if planning is refused?

The agreement comes to an end and you keep your land. You won’t have paid anything, because every cost up to that point is covered by us. We do undertake a thorough pre-application process to minimise planning risk.

  • How long does the whole process take?

Typically, 18-24 months from our first letter to completion. Most of that is the planning stage, and we’ll keep you updated at every step.

  • At what point will my neighbours know about the proposed development?

Before submitting a planning application, we typically seek feedback from the council through a pre-application process. This is private and not public knowledge. Neighbours are usually notified only once a formal planning application is submitted.

  • What access will be required to my property during the option period?

Only occasional access for surveys and assessments, arranged with you in advance.

  • Can I remove any fixtures and fittings from my property?

    Yes, prior to completion.

  • Is residential care the best way to maximise the value of my land or property?

Every site is different, but care home development can often unlock significantly higher land values.

  • What is an option agreement?

An option agreement gives us time to secure planning permission before purchasing your land.
